San Francisco Chronicle: 2012 Remodel Updates Mission District Home

A modernized building with a smooth stucco facade and cedar siding is nestled amongst Edwardian homes on a one-way street in the Mission District. The main windows extend toward the street in front of this revitalized tri-level structure at 40 Lapidge St.

The five-bedroom home is within walking distance of buildings showcasing Latin murals, Middle Eastern restaurants, an Irish pub and a synagogue, highlighting its setting in a culturally diverse neighborhood.

Though the home dates to the early 1920s, the city allowed the current owners to obtain a demolition permit last year. The reason is simple, said Frank Nolan of Vanguard Properties.

“The building had no historical significance,” he said.

Unlike other buildings in the area, which were designed by famous architects and played a documented role in the city’s history or have unique features, 40 Lapidge was nondescript, he said.

“And the facade was ugly,” he added.

With permit in hand, contractors began gutting the building in 2012. SOZOStudio remodeled the kitchen, which now features a built-in microwave, Miele range and white macauba quartzite counters.

Multiple decks were built, and a level yard now offers a modern garden located immediately off the living space on the ground level.

The front door sits atop a series of andesite stone steps illuminated by low-voltage lights. The entryway is on the second story past the home’s security camera. A gas fireplace and eat-in kitchen are prominently featured, and the entry level also has two bedrooms and full bathroom.

Upstairs are two master suites; one offers views of Twin Peaks, and the other comes with a walk-out deck. One master bathroom has dual vanities placed on opposite sides of the room so each person has their own space to prepare for the day.

On the street level is another living area, with a yard and garden, and an au pair suite. A two-car garage sits on the other end of the property, near a wet bar and hookups for a washer and dryer.

White oak floors are found throughout the home, which has a listing price of $2.55 million.
